Low Setup Cost
We work hard to keep move in cost's as achievable as possible. There is a £100 application fee to cover credit check, holding deposit and heads of terms. There is then a fixed set up cost to cover document fees, signage and access keys.  

  

Deposit
Moving premises can become financially stressful, so we only take one months’ rent as an upfront deposit.

  

Tenancy

Unlike traditional commercial premises, we don’t tie you into long leases; each tenant receives a bespoke tenancy to suit the companies needs with a break clauses if required. 

 

Small Business Rates
If you are eligible, the size of our unit’s means they qualify for small business rates relief. Please contact the local council to confirm eligibility.  

 

Internet
High-speed fibre internet is on site and free WIFI is available within communal areas* (fair use policy applies)


In The Village
All Endeavour Village tenants have complimentary access to all the Villages amenities, our Hub coffee lounge, conference rooms which are open 7am-7pm daily.

We have onsite cleaners that can be booked on a daily, weekly or monthly basis to keep your office

We work in partnership with a third party business communication specialist to offer a cloud phone
system, video conferencing and network connectivity. We have an approved supplier and can have
this installed before you even move in.

Commercial Waste

Each Village has a contract with a local waste provider which offers tenants the best deal for waste disposal; We can help you organise this before you move in, so you don't have to waste time on the small details. 

 

Super Energy Efficient
Our units have been designed and built to offer Eco accommodation making the cost of utility more efficient. We work with a commercial energy consultant who can support you to get the best deals
for your business and have you connected for the best price before you move in.

 

Insurance
Endeavour Village insurances the the whole site, buildings wise, and you will pay the equal contribution to that as per a normal commercial lease. If you would like contents insurance we work with a partner that can arrange this for you and offer competitive rates. 

 

Frequently Asked Questions


Will I need a personal Guarantee to move in?
This is dependent on the security of your business, which will be determined by a standard credit check. In some cases. yes we do require one.

 

Will I need my own insurance?
Yes, Endeavour Villages covers the building insurance overall, which everyone pays towards like any standard commercial lease, but you may wish to also have contents insurance, we do have a partner insurance company that can offer this at competitive rates. 


Can I have a skip outside my unit?
We know that on some occasions this will be required however, we are very conscious about keeping the Endeavour Villages a community where all tenants are happy, so we have a 5-day policy. You can have the skip for five days only. Then it must be removed.

 

What is the VOIP System you have available?
Endeavour Villages work in partnership to supply a VOIP system into our units. We try to make business as easy as possible, and this system offers a cloud phone, video conferencing, messaging and network solution. We offer this VOIP system through a third party supplier.


Can we put up extra signage?
No, we don’t allow extra signage to be put up on the unit or the perimeter fence. As part of the setup costs, each unit gets its sign which is put up and installed by the Endeavour Village team. We also have adequate signage on the entrance to the village and in the communal areas so clients will be able to find you easily.

 

Are there any restrictions on what we can do in our unit?
When you request a unit we look carefully at the type of business you will be operating and allocate you a unit based on this. We also assess whether we feel your business is suited to an Endeavour Village.

 

Do you accept any type of business?
No. We carefully vet businesses that apply to take a unit in our Villages. We do not just accept anyone; suitability of tenants helps us create a village where all tenants are happy. We have a scoring system on an application which assesses whether or not your business is suitable.

 

Can we change our line of business once we are already set up in the unit?
You have to inform us if you want to change your line of business, it is part of your tenancy agreement to do so. Changing your business activity might mean we have to move your unit to another area of the village, or unfortunately ask you to leave.

 

Can we decorate our office?
Yes, you can decorate the internal of your office; however it has to be returned to its original condition if you leave.

 

Can we put up wall dividers in the office to create separate rooms?
Yes, we have designed the offices to be a flexible working environment that can develop with your business. However you cannot do this yourself, b.village offers a module system that is compatible with the units and is available at a small cost.

 

I need extra storage can I put a container on our parking spaces?
No, you are not allowed to have containers outside of your unit, however, if you are getting a delivery in a container, it can stay for up to five days so you can offload.

 

Are utilities included in my rent?
No, utilities are not included within your rent. We work with a commercial energy consultant who can support you to get the best deals for your business.


Can I get into the office after hours?
Yes, the main security gates are open 7am-7pm Monday to Friday and Saturday 7am-1pm. For security purposes it is locked out of these hours,  in order to gain access you will be issued with a with a security fob.

 

Can I add an extra security door?
Each unit comes with an internal security door on the pedestrian entrance and a metal roller shutter on the main door. We have designed our units with security in mind so you will not need to add any extra security to your unit. You are not permitted to attach anything to the doors or the outside of the building.

Can I take two units?
There is an option to take two units from the start of your tenancy, or if your business grows and require a large space.
